Transaktionsmarknaden är fortsatt avvaktande på grund av trenden med stigande finansieringskostnader. Tillväxten i den Nordiska fastighetsmarknaden har varit stark fram till 2022 drivet av låga marknadsräntor, låga kreditmarginaler och en tidigare stark efterfrågan från obligationsmarknaden. Belåningsgraden har dock minskat, även om nettoskulden i relation till bruttovinsten är betydligt högre drivet av lägre avkastningskrav. Detta har pressat både tillgången och kostnaden för lånat kapital i en värld med högre räntor.
